Appraisal Preparation 2022

We cannot believe it, but it is almost appraisal time again!  We want to make sure that we are ready when the time comes so that we can provide the best service and fastest turnaround time, with the least amount of headache for you!

Some things to keep in mind before appraisal season begins are as follows:

Ordering Materials such as Envelopes and Inserts: Due to supply chain issues, we started appraisal preparations early this year and contacted many of you back in November about inventory. We have everything on order and expect to have the material we need before appraisal season. Paper and envelopes are much harder to come by this year, and the lead times are double or triple what they were last year. Thank you to everyone for helping us get this started earlier than usual this year.

USPS National Change of Address (NCOA): Many of your property owners have moved. By using the NCOA service, you could cut down on your returned mail by making sure that your addresses are correct for those individuals who have filed a move update with the United States Postal Service within the last 48 months. Contact McKenzie Parker or Gary Tibbets for more information on this service or for an estimate based on the number of records in your database.

Appraisal Notice Changes for New and Existing Customers: If things have changed on your notice from last year, please let Gary Tibbets know as soon as possible so that we are ready to print and mail your notices when crunch time hits. 

Secure FTP Site: For information about our secure FTP site please visit Please verify that you can login properly beforehand. If you’ve forgotten your password, there is a link on the FTP site to reset your login information. Plan ahead and test your login now on the FTP Login Page.

Desired Mail Date:  VariVerge understands the importance of your deadlines and how the mail dates impact your ARB hearings.  Because of this, we want to make sure that we are prepared and ready to get your mail to the USPS on your desired mail date.  Please email McKenzie Parker as soon as possible to get on our calendar to secure your desired mail date. [email protected] When sending your desired mail date, please include the estimated quantity of notices you plan to send. We cannot add you to the schedule without the quantity.  The sooner we can get your file, the better, so please let us know your desired mail date and your expected timeline for uploading your file.  If you do not notify us ahead of time to secure your spot on the schedule, we cannot guarantee your desired mail date.
